		<description>The sun it out, the rates are lower than low, and we have a year of inventory for sale in Omaha, Ne. and the surrounding areas. It is a terrific time to be a buyer. And if you are serious, it is a great time to sell. But you must mean business. I will be happy to discuss the market with you any time. If you have real estate questions just let me know. I am one of those rare people who love what they do for a living!!! It is something that I do almost usually 7 days a week day and many nights. And I have a passion for it still today, in a time when times are much tougher. I am known as the &quot;Honest Agent with a Sense of Humor&quot; I consider that true compliment today.

So it IS the time to buy! But it is also the time to sell, as interest rates will not always be this low, either. And your neighbors even many miles away  have already moved, so pricing has already been adjusted. The market is unfair, believe me, I do this 7 days a week. But it is right, and we cannot change it. 95% of the buyers are shopping online first. The majority of them do not even come to your home in person unless they fall in love with it online first. They just do not have the time today.

		<description>I have not blogged in months, as I did not think you were paying attention. I know, get out the tissue, Arlene. However, last night I went to a performance about Ann Landers at the Omaha Community Playhouse, that was superb. It got me to thinking again. I have lived in Omaha all my life and I know this city, I understand this city. You are asking everyday  one on one about the market wherever I go and I talk about it, into the wee morning hours. So, hello, why not put it on my blog? Maybe someone is out there! It worked for Ann Landers for 30 years, why shouldn&#039;t it work for me? Ok.. we have 11 months of inventory as we speak, if I and the other 2503 agents in town do not list another house.And you know I will list one very soon, maybe yours! Basically that means a year of inventory friends. And the Midwest is down in prices, if you watched handsome Matt Lauer of the Today Show this week, any where from 20% to 35%. What does this mean? Well, if you are a buyer, you should be jumping. That is if your credit is gleaming. I have some fabulous lenders all itching to help with that part. If you are the other category, hence a seller, you are now pouting and throwing things. I am only the nessenger. But please remember this. Your property is not the only one on the block considered. Your neighbor are still moving while you hare having a tantrum and already lowered the bar on the pricing. It could take several years for this market to come back. By then the interest rates could be highter too and buyers will not be able to buy as much house as they are buying today. Am I negative... NEVER! Just being honest, as I do this every day. The market is not fair, however it is real. I have to accept it, and you do too. As it is a great time to buy, it is better to sell now than wait for the unknown. Who knows what will be in two or three years. But you must price it to sell. And remember, every two weeks we have to revisit that  price. Buyers are shopping online today 95% of the time. The majority will not even come to your home in person today, if they do not fall in love online first. Not with 6000 to see. They do not have time. And time is money.
